warlocks/sneak attacks question

I am curious as to what it is that allows a sneak attack. When the enemy has their dex bonus to ac removed it is a sneak attack, but does the target being blinded/the caster being invisible grant sneak attack? And the warlock bonus states is is minimum 10 or cha bonus or caster lvl, wouldn't 10 be the highest warlock bonus allowed then?

Yes, if target is blinded, paralyzed, stunned, every attack counts as sneak attack (for those build who have it).

Warlocks: it means that its minimum(10, caster lvl), in other words which one is lower, so u get max 10 bonus.
